scour streeteasy everyday if you see a place you like go check it out the same day its listed repeat until you die or find an apartment you like your preferences will determine which one of the above is more likely😜

big buildings have continuous turnover. i got my spot by turning down the listed apartment and asking the agent if he knew of anything coming on the market that wasn’t listed.

Be prepared with all of your paperwork before you see an apartment. Be ready to go with the application right after you walk out of a place you like. I’ve been doing it for 10 years and it never gets any better :/

There should be at least one thing obviously wrong with your apartment. (No cabinets, bedroom is triangular, toilet in kitchen, etc.) If you see a place and can't figure out what its "one thing" is, be wary because it means it's not visible.

If you like something you need to expedite it as much as possible. Brokers will often take first person who signs. Ask how to lock it down. You can sometimes put cash down (1-2k) that reserves you right to think wo someone else being able to sign. Its repayable if they don’t offer you a contract for whatever reason

If you already live in your target neighborhood, I’ve found that it is surprisingly easy to befriend landlords/supervisors and ask if they have or know of anybody who has an available apt. Eliminates broker fees but need all your documents ready. I’ve helped friends move by finding lease transfers on fbk too.

Act fast in the summers Do your research/ refresh streeteasy to get a sense of price for what you want If you see something you like, apply on the spot If you’re not in a rush, you get a better deal in the winter! December is a great time, less competition & better prices

Brokers are the devil. There are broker fee less apartments you can find via streeteasy filters. Otherwise you’re basically paying 15% more than the advertised rent the first year.
