Since buying this house in 2021, we’ve repaved the driveway, installed sump pumps in the basement, replaced the boilers, and now we’re replacing the chimney. Roof is next. Then maybe mini-splits. It’s a money pit, as they say.

This is so much different than in Europe. It was a shock for us when we first moved here. No offense but in the US, houses are built like crap. Probably because most people want big and cheap houses (so quality is sacrificed). In EU, houses are smaller but they require a lot less work / maintenance 👀

I've always been a bit keener on condos for this reason. Yes there's an HOA fee, and capital appreciation is lower, but the overhead is minimal and predictable

I love the journey of battle hardening a house. We installed solar, sealed the lower crawlspace, did a full HVAC sealing to prevent smoke etc from coming in, sump in the back yard for drainage, upgraded the refrigerant system, all sorts of fun 😁
