we want to take the leap. so it’s not that. it’s just making sure it’s “right” since buying a house isn’t something you do all the time lol so like are we buying something we’re gonna get surprised screwed on later, how much % to put down etc

I would emphasize that you should put down as much as you can afford, and buy a place that is already perfect and doesn't need renovation. In my opinion, keeping your monthlies low is more valuable than any sort of money optimization strategy folks might suggest.

Don't plan to renovate. Renovation needs CA$H. And LOTS of it. Buy a place that is already perfect. I have to say it again. DON'T PLAN TO RENOVATE. If you're worried about the leap, this is the real reason you should be worrying. DON'T PLAN TO RENOVATE.

The money part is easy. That part you shouldn't sweat. Remember, you can always rent a house and sell a house. Yes, you could lose money on a house, but your downside is capped. So the risk, all things considered, isn't bad. Someone will *always* buy a house at some price.

How old is the home? 100 years? You've got lead. 50 years? You've got Asbestos. 20 years? You've got cardboard walls and shit quality. Looks at LOTS of places before you take the leap. Trust me. Just LEARN about home buying.

Get a GOOD home inspector. Ask around for recommendations. Seriously. Get a good Agent. Ours deterred us from buying multiple places ("You don't want this home" she said, and was right) and preferred to work harder, longer, to find the right spot for us. GET A GOOD LAWYER. Ask for recommendations.

When you tour it, look for things that look unnatural and discretely look closer. E.g. A rug on top of wall-to-wall carpeting is probably covering up damage of some kind.
