Contrarian opinion: buying a house in some states that are in decline will be one of the worst investments decisions any one can make. Some states in the U.S. are seeing the high end of the population leave the state, plus low natality rate and on top of that the real economy slow down. Thatโ€™s recipe for a terrible investment

๐Ÿ’ฏ I agree. High potential for a brutal reckoning in the housing market. A lot of Boomer generation folks in those states will end up holding worthless bags that theyโ€™d always assumed would fund their retirement

actually, housing prices in Japan have gone down everywhere except Tokyo situation in Japan then and US now more nuanced than macro trends

You might be right but it's not reasonable to compare home prices in Japan to basically anywhere in the west. They are designed to have no long term value, to be deconstructed and rebuilt quickly and cheaply, also land valuation itself is quite different too.
