The separation between Chinese, Malayu, and Indians, and the rest is real. Although they manage to live in peace, you'd often see buildings having/accepting only a certain group.

i'll just be neutral here: If there is a demand, market creates it. Not to besmirch anyone since I am the last guy to act racist but I know for a reason there were repetitive instances with concentrations in certain groups/ ethnicalities—made the term up—in my local that literally demolished entire flats over and over again either just for fun or over a miniscule disagreement. law? well, law is at times a large net of repetitive loops. at the end of the day, the landlord is alone.
