what sort of concerns/issues are holding you back from taking the leap?

we want to take the leap. so it’s not that. it’s just making sure it’s “right” since buying a house isn’t something you do all the time lol so like are we buying something we’re gonna get surprised screwed on later, how much % to put down etc

I would emphasize that you should put down as much as you can afford, and buy a place that is already perfect and doesn't need renovation. In my opinion, keeping your monthlies low is more valuable than any sort of money optimization strategy folks might suggest.

Think about it like this: A home is a kind of investment, but it's also where you live. You don't want just being able to live somewhere to be a stress factor in your life. Get the monthlies down to where you could make a profit from renting if possible.

thanks we’ve looked at “hipper” but less nice houses and as more modern/cookie cutter ones that are nicer, more move-in ready. i used to want a town-y home with character but the one we’re really looking at is more standard, modern, ready to move in home, and tbh it sounds nice vs old me who wanted “cool”
