The outskirts of Columbus, particularly the north side, are growing and will probably increase in value because of the new facilities being built by Intel, Amazon, Anduril, etc. Southeast Ohio has a lot of cheap woodland if you're looking for the forest feel. Close to Hocking Hills too (cool hiking and caves) Northwest Ohio has a lot of cheap farmland and you're located between Detroit, Indianapolis, Chicago, Cleveland and New York.
