Need help moving:

a) deep suburbs, close to parents, aesthetics are those of soulless suburbia, need a car for everything

b) beautiful walkable neighborhood, everything is close, 45 mins way from parents, aesthetics are superbs

is being a 5 mins from parents >>> ? 

I have a subtle fear that my soul will die in the suburbs 🙃

How often will you spend time with parents? 

If daily, 5 mins away is more important than if weekly, for example.

This is important detail. Also can they travel 45mins to visit you easily some of the time or do you need to travel to them?
