The goal is not rebuild the existing system onchain. The goal is use the innovation available onchain to upgrade the existing system in every way. This includes accessibility, trust & safety, information parity, ease & convenience, and introducing emergent options and behaviors.

The problems real estate tech companies seek to solve are massive ones. Deeply entrenched parties, systems older than memory, painful processes slathered in risk for the end user. Crypto is the first tool I’ve come across that’s up to the challenge.

pros of onchain: structuring (of deal terms, cash flows, parties) is extremely flexible. It’s the power of customization, automated tooling, and certainty and visibility for all parties. Underrated pro: data about the project can be linked to the asset. Better access to info for the investor is a first principles pillar of any investor protection regime. You can also leverage already existing robust secondary marketplaces for transfers and lending platforms for leverage, ie an ecosystem of tools and users exist. Cons of onchain/pros of trad method: securities regulation compliance is difficult (in the US at least). Because onchain is so customizable, it’s very easy to run afoul of the bright-line rules (for ex, limited number of investors, limited secondary transactions, disclosure requirements, solicitation restrictions). Different jurisdictions may have different concerns here. Cons of trad method: information asymmetry, one size does not fit all deals, easy for investors to get burned.

We’ve reassessed yearly whether ethereum is the right L1 for real estate onchain. And yearly we’ve come to the conclusion that it continues to be. It is still currently the best chain for onboarding the world’s most valuable assets, and this short term pain unlocks the potential for hyperscale needed to do so

Opensea wells notice: anything is a security depending how it’s presented, and a mostly open marketplace for listing flexible container like NFTs will enable tokens on the wrong side of that line.
