not an expert, but depends on your purpose of buying the real estate it's not simply an ever increasing asset like in other countries, some areas have local regulations for how the house/land needs to be used, etc

Yes culturally Japanese dont view homes as investments and prefer new ones to old ones which also causes the current pricing in the market among many other factors. That's why i framed it around home ownership not property investment (at least thats what my goal is)
