What are the best and most sensible use cases of 1) AI and 2) crypto in real estate?

Austrian currently based in Berlin, working in venture capital, spending free time on the slopes and at the gym with defi and memes

I think that a lot of the intermediaries (Title, escrow, etc.) will be removed using blockchain.  Fractional tokenization of rental property would be interesting but legally challenging.  AI I think will hit valuation (assessors, insurance premiums, damage claims) first as the companies will save money over a person.
