Corp-owned places have a negotiating margin (that’s usually dependent on occupancy and fluctuates in real time given supply and demand). Human-owned places are much friendlier and negotiating depends (as anywhere) on understanding whether they value immediate $, renter “safety”, or else; then adjust accordingly.
