like i do want to own property but just not do maintenance and upkeep 🙃

There are organizations who can help you do this. More work than a REIT, but generally better returns and tax treatment.

how do you find your trustworthy local shops?

There are some large national players (Roofstock). Lots of fees but OK to get your feet wet. I work mostly with smaller local shops as I prefer investing in markets I know personally.
