now is objectively a bad time to buy a house right? or is there a thoughtful, non-boomer case for still investing in real estate?

Buying a house is as much consumption as investment. You’re buying the life you want for you/your family. Hopefully it is a good investment and obv not a catastrophic loss but barring that the cash in/cash out is more complex than it appears, there are so many costs/fees/taxes.. If you can afford the monthly payments it’s not a bad time to get in - prices are high but IMO rates are keeping them lower than they would be so if you can get in and refi later it could work out well. This is all US-specific and obv NFI/dyor
