For anyone who wants to go raise a fund, here are a few things I’ve observed over the years investing as an LP:

Approach it just like a startup. 

1. Make sure you have a compelling and differentiated value prop.

2. Demonstrate traction (i.e., a track record with DPI, not just paper gains).

5. Put as much of your own capital in as you possibly can (if you don't have high conviction, why should LPs?).

6. Before officially starting the raise, find a strong, reputable “anchor LP” and give them preferential terms.

3. Its now table stakes to create value for your LPs beyond DPI.

4. Have deals lined up that you can speak to.
