In the most popular areas like Dubai Marina, Palm Jumeirah, Downtown, Business Bay you can not get good rental income. I can give you example. Off-plan project. It is mean project under construction. Studio in JVC area. 418 sqft, price 540.000 AED ( 147.000 $ ) ROI 11,87% 70.000 AED rental income 5850 AED service charge 70.000 - 5.850 : 540.000 x 100% = 11,87% Also during construction price increase and you get good capital appreciation.
