Had an interesting meeting with a home builder today. 75% of their work is fixed cost. Path 1: customer finds them, picks from their plan selection (all internet plans), picks trim and finishes from the in-house library, they build. Path 2: they buy a lot and build a spec house for some future client. They rebuild the same house multiple times for different clients and maximize efficiency. Costs range from $250 to $400/sf depending on finishes. And the quality is really good. To the cost end, the builder claims that stick framing is going to cost the same regardless of who does it. Wood is wood and it’s always been wood. Savings come from reduction in change orders (hate change orders) and using their finish library. To some extent this is true, but a rectangle, an L, and a U are all very different and your framing will vary.
