There's no such thing as "buying if approved in inspection", unless it's financed (like we're doing), but they don't do a really deep inspection.

Yes! We plan on doing this. But first we gotta sell our place, I was gonna get a huge debt so we don't lose the house but it's stupid. Our rates are at 12% yearly, while money earnings are at 13.2% yearly, which means the more I wait to buy, the more money I get, while my house debt will grow at least 5k USD yearly if I sign now

Could you maybe hire a private building inspector for an hour, or an architect who might see some red flags before you buy?
