Tips on buying your first house (from someone that owns her non-inherited house before 30yo): - buy it as soon as you can, the earlier you buy, the earlier you finish paying - be rational, selling a house that can't be financed again is a burden - don't ever buy according to the wage you get now. calculate if you can pay it if you get unemployed for at least half an year - mortgage shouldn't be above 40% of your total income. and that would be a very high number. - houses CAN be sold, apartments CAN be sold, doesn't matter where or for how much. There's always someone looking for what you have. It just takes time to sell, sometimes months, sometimes over a year. Don't think it'll sell in a week. - remember the "ugly house in beautiful location" or "beautiful house in ugly place" dilemma? well, it's a trick. nobody who actually has a house would choose having the beautiful house in the ugly place. Neighborhood MATTERS. Sometimes more than the house itself.

Bc of that last one I gave up on the idea of having the house in the US. I don’t see myself ever earning enough to be able to afford what I want where I want. Not to mention that single ppl are second class citizens here bc the only way to afford own housing is to be married

damn! this is hard to digest In Brazil we have house financing system, and poor people buying houses up to $50k are benefited but they must earn up to $500 monthly or so. Single or not. I'm not there, but i think it's helpful. Most of my friends and even some of the family lives paying rent, it's not normal for anyone under 45 to own anything that doesn't have any financing due. But they give up on location. We lived in São Paulo and 28m2 apartments cost the same as my 61m2 here., so we moved. Yet when we moved I had only the floor, the walls and a mattress. We lived like this for a while. then we got some furniture borrowed, we had a single table for work and dinner. even though it's stressful buying this apartment was our best choice and i have no regrets. I'd hate to live with the idea of paying rent forever. you're on the west coast?
