FYI- Crunched the numbers and the CMHC fee on a $1.5 M mortgage is $57K..to save coming up with $225,000 of down payment. Not great. CMHC primarily protects the banks (and brings down the rate by 10bps for consumers)

The CMHC fee is substantial, making the down payment option less appealing.
