Just found a short cut to the beach from the mountain property. Mountains and Beach! Going to be a great property. Google maps hasn’t fully mapped out the more rural parts of Costa Rica so I’m leaning about more roads all the time.

Pretty stoked. It’s been a must have for my wife and have felt bad that I chose a property that was originally so far from the coast. But those dang property’s on the coast are like 5-10x more for far less acreage!

Yes technically directly on the beach is allowed but you cannot own the section of the beach. It belongs to the people so they can walk all around your property which is fine as far as I’m concerned. Concessions directly from the government are allowed 50-150 meters from the coast. However a non-citizen cannot own more than 49% of the concession property. That’s kind of my largest barrier in a lot of dealings is having a local be on the board of the S-Corps and primary proprietor of business dealings. It makes me nervous
