I attribute it to the CMHC first time home buyers incentive a while back where they gave 5% down to help bring costs down. It was a failed initiative because it was tone deaf to the needs of RE. The government seems to have a serious disconnect with what Canadians need from RE.

A first-time homebuyer in Toronto buying a $1.5M home on Trudeau's new "5% down for 30 years" plan would pay: -$44,475 in land transfer taxes (after fthb rebate) AND $70,000 in CMHC fees ...... and then around $1,000,000 in interest NO ONE SANE IS GOING TO DO THIS.
