So we are building a private city (multiple real estate, businesses, land for flipping). Would you say we should start small and tokenize a single project within or go all in and tokenize all at once?

Start small, think big: start with a plot of land and at every step ask yourself "is it scalable? could we do the same for thousand of properties?" and turn every hard bump into know-how for the next one.
