Agree with @fieldy , this doesn’t really mean much for the tristate area. Sellers negotiate down from the standard 6% to either 4%-2% already especially for homes that are close to $1 mill and for homes that sell fast. We’ll see in a few months what this really means, it’ll de-incentivize buyers agents fo show
