How pervasive are quiet listings for property? Noticed that several friends on either side of the pond that are not listing theirs with a selling agent but instead quietly informing buying agents about it That means it'll never show up on Zillow (US) or Zoopla (UK) - is anyone else seeing/hearing this?

Historically not very common but there's been some rule changes recently that are shaking up the market. I expect what you're describing will become more common

In the UK it’s pretty common, and we almost bought a house like this in the states back in 2021. Even rentals are many times off market in London

I do wonder why they do that, privacy concerns I imagine. They're definitely not getting the best market value selling that way. As an appraiser we throw all those sales out of our analysis for that reason. 🤷♂️

We have a portfolio of homes and we do it all the time. First reason, when we post on Zillow we get 20 calls from agents and 2 calls from actual buyers. It becomes almost a nightmare dealing with sales agents calls instead of buyers calls. Second, in some cases it’s perception; for some properties on some markets in which for one reason or another the property might be on the market longer than expected, in Zillow it looks bad to have a listing for an extended period of time. On the other hand, I can go to a broker and say hey we have these deals can you find buyers and we know those brokers will bring us qualified buyers.
