A few considerations:
- buy less than you can afford (plan to need the $ later)
- get your own inspector
- find an agent that will find everything wrong with a house 
- look into the HOA rules
- make lists of likes/dislikes; revisit them w/ your SO often
- visit & evaluate homes you don’t intend to buy (assess prefs)
