What are the most mainstream examples of NFT 'utility'? Token-gated discords anecdotally seem to be the #1. What else?

Just found something earlier today about this. Escrow RWA, issue NFT as the redeem ticket, use that NFT as collateral for a loan. This means you now have global liquidity for assets. https://warpcast.com/sheldon/0x18fcec
