How pervasive are quiet listings for property? Noticed that several friends on either side of the pond that are not listing theirs with a selling agent but instead quietly informing buying agents about it That means it'll never show up on Zillow (US) or Zoopla (UK) - is anyone else seeing/hearing this?

I do wonder why they do that, privacy concerns I imagine. They're definitely not getting the best market value selling that way. As an appraiser we throw all those sales out of our analysis for that reason. 🤷‍♂️

It's also possible they want more freedom to discriminate (choose who they sell to based on personal ideology). That's just a potential one I thought of for some people to try and get around anti-discrimination laws. You see that around here with RAMTHA cult neighborhoods for example.

maybe cause they only have to pay fees to one agent instead of two agents
