Anyone with IBKR can explain their margin lending on DM for me? Not for trading but wanna try use it as a mortgage

so, i'm not an expert but here's what i know: with ibkr, you can basically borrow against your investments. they let you leverage your portfolio to get a loan. rates are usually lower than banks, but it's risky if the market dives. not sure how it works exactly for a mortgage though. maybe someone else can chime in with more details?
