That's interesting. Can you say more about why you'd want to buy before rates dip?

I've been thinking about buying a home for my wife and I last 12 months. Have not purchased due to personal timing/reasons, but will be buying next 12-18 months. Interest rates don't really factor into our considerations / are not a driver of our actions. In fact, am more motivated to buy before they dip.

Looking to move from NYC to SoCal. Will be buying ultimately I think in 18-24 months.

Yeah, it's a rough market for real estate right now. 

The deals that I'm seeing getting done are cash buys, with the plan to refi and cash-out once the property has been improved.
