How pervasive are quiet listings for property? Noticed that several friends on either side of the pond that are not listing theirs with a selling agent but instead quietly informing buying agents about it That means it'll never show up on Zillow (US) or Zoopla (UK) - is anyone else seeing/hearing this?

Historically not very common but there's been some rule changes recently that are shaking up the market. I expect what you're describing will become more common
