How pervasive are quiet listings for property? Noticed that several friends on either side of the pond that are not listing theirs with a selling agent but instead quietly informing buying agents about it That means it'll never show up on Zillow (US) or Zoopla (UK) - is anyone else seeing/hearing this?

In the UK it’s pretty common, and we almost bought a house like this in the states back in 2021. Even rentals are many times off market in London
